oraterm problem

Hi  

I am trying to run forms 4.0 (upgraded from forms 3.0 in character mode)  in character mode using "f40run module=sample term=vtxxx:vt220" and the file fmrcvtxxx.res is in ORATERMPATH. The error I am getting is FRM-91110: Internal Error Cannot find file name:vtxxx. and FRM-40918: Internal Error -- Unable to initialize Toolkit.  

It works fine with "f40run module=sample term=vt220:vt220" with a file fmrcvt220.res in $ORACLE_HOME/forms40/admin/terminal. I followed all the steps like "otgen fmrcvtxxx.res vt220 sqlforms runform"  

Any solutions????
