oem startup on Sun (xterm issue)

OEM 9.0.1
Trying to access OEM via a browser.
We are having a situation like what is described in a metalink doc 174503.1.
The issue is to start Apache/OEM needs an xterm open with the DISPLAY set
correctly. However, The console needs to be logged out on. Thus OEM will
start returning OEMDirectoryServletError. Does anyone know a way to keep the
Xserver running while logging out? I would like to have ideas of things
done. We have thought about another graphics card for the server and putting
a PC running humming bird to always start OEM. Any other things to try?
