Since every database/instance has some overheads (memory and disk), a single database (with different schema) will more *efficient*. You may however want to consider the usage types.

Are they both 24x7 etc?
Is there going to be hassles if you want to bounce the db just for the needs of one of the apps ?
Do you need to have a simple way of disabling access to just one app? Will any object names cause collisions ?
