In the release notes it clearly states that you should install the two products (OAS and DB) in separate ORACLE_HOME's. Which I did. It then provides instructions on activating the DB home, which I did. The subsequent instructions on starting the OAS from the command line failed to work however.

The point is that Oracle seem to be saying the products will work in separate home directories. Others in this ng also claim to have both OAS  4.0.1.8 and 8.1.5 coexisting with no problems.
