As far as I know, the OUI saves its information about available ORACLE_HOMEs in the oraInventory directory. When you try tp apply the patch, the OUI looks in there to see if this ORACLE_HOME is known. In your case it is not, because you didn't use the OUI to install Oracle there -> OUI fails.
